CLEVELAND, Ohio - The six highest property tax rates in all of Ohio are in Cuyahoga County, topping a Montgomery County area near Dayton that had the state’s highest property tax rate a year ago.
Based on 2023 property tax rates being used for the bills due in 2024, properties in the Shaker Square area of Cleveland, which includes the Shaker Heights schools, have the highest residential property taxes at $3,989 per $100,000 of property value, an increase of $131 from the year before.
This is followed by properties in the city of Shaker Heights ($3,904) and the small portion of South Euclid in the Cleveland Heights-University Heights school system ($3,890).
The part of Harrison Township in Montgomery County that had the highest tax rate a year ago has dropped to 13th, at $3,074 per $100,000 of home value.
Property taxes are split by school districts and towns or townships and other government bodies such as libraries and park systems. The Cleveland Heights-University Heights school district, for instance, covers all of University Heights, most of Cleveland Heights, and a small slice of South Euclid.
Rounding out the top six statewide are University Heights (Cleveland Heights-University Heights schools) at $3,759, Cleveland Heights (Cleveland Heights-University Heights schools) at $3,736, and Garfield Heights (Garfield Heights schools) at $3,554.
The highest rate outside Cuyahoga County, at No. 7, is in Ottawa Hills near Toledo at $3,310.
Twenty-one of the 26 districts in the state that have tax rates above $2,800 per $100,000 are in Cuyahoga County. Two of these are located in Lucas County, two in Montgomery County and one in Washington County.
A common trend with property taxes is that the more populated the county, the higher the property tax is likely to be. In contrast, some of the lowest average property taxes can be found in Put-In-Bay and Kelleys Island. The data shows that nearly two-thirds of Ohio’s taxing districts have rates below $1,500, largely among townships.
